Frozen Water Pipes

Cold Weather + Frozen Pipes= Big Problems Water has a unique property in that it expands as it freezes. This expansion puts tan enormous amount pressure on whatever is containing it, including metal or plastic pipes. No matter the strength of a container, expanding water can cause pipes to break. Frozen pipes have the potential to create their own set of unique water issues. Pipes that freeze most frequently are: Pipes that are exposed to severe cold, like outdoor hose bibs, swimming pool supply lines, and water sprinkler lines. Water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages, or kitchen cabinets. Pipes that run against exterior walls that have little or no insulation.   How to Protect Pipes From Freezing Before the onset of cold weather, protect your pipes from freezing by following these recommendations (if you haven’t done so yet, and you haven’t experienced a freeze- get to it!: Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break. Add insulation to attics, basements and crawl spaces. Insulation will maintain higher temperatures in these areas. Check around the home for other areas where water supply lines are located in unheated areas. Look in the garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated. Christmas Safety: Christmas, it’s the season for delicious foods, homemade goodies, stockings and family. The changing weather calls for cozy sweaters and warming up by the fireplace in the company of loved ones you may not get to see year-round. However, Christmas also brings an increased risk of home fires. The US Fire Administration has reported an average of 156,000 house fires per winter holiday season, resulting in over 600 deaths, 2,600 injuries and $900 million in property damage. Thanksgiving is reported to be the number one day for home cooking fires across America. But, don’t panic! While the danger is very real, there are simple steps you can take to significantly reduce the risk of fire. Cooking in the kitchen It is no surprise that the leading cause of kitchen fires is unattended cooking. Always stay in the kitchen when frying, grilling or broiling food. You don’t need to stand like a watchdog while simmering, roasting, baking or boiling; however, stay inside of your home at all times and monitor occasionally. Use the back burners on your stove whenever possible and turn pan handles away from you to prevent accidental tipping. Prevent even more accidents by wearing snug clothing with sleeves that do not dangle dangerously close to your stovetop. Keep towels, oven mitts, potholders, paper products, wooden utensils, food packaging and other flammable objects away from any hot appliances. Preventing Water Damage During the Holiday Season As the holiday season is now on us, the last thing we need interrupting our fun is a water damage emergency. They can be embarrassing, ruin holiday parties and force out of town guests to go elsewhere. Follow these simple holiday tips will aid in preventing water damage and keep things “flowing.” Be Careful What You Pour Down Your Drain If there is one plumbing disaster that is likely to spoil your winter holiday it will be a problem with your drainage, and one thing that will almost guarantee that your drain will not be functioning properly will be something that you poured down it. Do not be tempted to pour liquid fats or even cooking oil down the drain as they are very likely to solidify and cause a blockage. Use Your Garbage Disposal Properly Your garbage disposal is a very useful tool, provided you use it properly. DO NOT put items down it which the unit will find difficult to grind. This includes things like the skin from poultry and peels from various fruits, vegetables, egg shells, coffee grounds, cheese, bread, and rice. Anything that cannot be properly ground has the potential to cause a blockage. Be sure to run water while using the disposal. Ice Dam- Prevention and Maintenance

  Ice Damming- Prevention and Maintenance: Ice dams are a prevalent and damaging winter roofing problem typically caused by a combination of poor attic or roof ventilation and a warm attic space. This often melts the snow that’s accumulated on the roof, and allows water to travel down to the eaves (the part of the roof that hangs out past the walls of the home). Since the eaves are away from the structure and heat of the home, this water refreezes forming ice and icicles. As this builds up an ice dam forms, trapping the melting snow and forming a collection of water that often leaks through the shingles, into the attic, and even into the home. What to look for: Icicles on your building – they aren’t a guaranteed sign of an ice dam, but you should definitely check for moisture internally (attic and walls) in that area. Snow on the roof – if your roof DOESN’T have snow when other homes do, this is a huge sign that your attic is holding a lot of heat! Thus, melting snow and creating ice dams. Moisture – when heavy snow accumulates on your roof, check for water damage on any walls that face the exterior. Preventing Ice Dams Proper ventilation, attic insulation, and a tight air barrier between the attic and interior of the home are the most important factors in preventing an ice dam.
